The primary renter must be at least 18 years old and responsible for the stay, payment, guest conduct, and any damage or rule violations.

These rules protect the home, the neighborhood, and future guests. Each private booking link also shows the terms guests must accept before payment.

Children ages 0-17 are welcome. Kids are great. Adults are responsible for supervising children around stairs, decks, the hot tub, bikes, and neighborhood roads.
No events are allowed. The home is for registered overnight guests only. Parties, events, and disruptive gatherings are not allowed.
Smoking is not permitted. This includes smoking or vaping inside the home, on decks, near open doors or windows, or anywhere local fire restrictions prohibit it.
Maximum occupancy is 12 registered guests, including children. Day visitors must be approved in advance and may not stay overnight.
Quiet hours are 10:00 PM to 8:00 AM. Please keep outdoor voices, music, hot tub use, and deck activity respectful of nearby homes.
Pets are allowed: dogs and cats less than 50 lbs per pet, with a limit of 2 pets total. Pets are allowed only when included in the private booking record and paid for before arrival. Guests are responsible for pet cleanup, noise, and damage.
The private hot tub is for registered guests only. Guests use it at their own risk, must supervise children, may not use glass nearby, and must replace and secure the cover after each use.
The maximum number of cars that will fit is 4. Vehicles must stay in designated parking areas. Street, shoulder, and neighbor parking are not allowed unless separately approved.
Check-in is after 4:00 PM and check-out is before 11:00 AM unless a different time is approved in writing. Late check-out may affect cleaning and may incur extra charges.
Lost or misplaced SHARC passes cost $150 per pass. This is the replacement cost charged for each missing pass.
Guests are responsible for damage, missing items, excessive cleaning, and rule violations during the stay.
Guests must comply with local regulations, Sunriver rules, fire restrictions, parking rules, and community standards.
